Do you rent homes for short-term, over the summer? Sorry, but we do not manage summer rentals. Please call the Outer Banks Board of Realtors for a listing of companies who manage summer rentals.
Do you rent properties for short-term over the winter? Occasionally we are able to provide short-term housing over the winter months. Please call our office to see what homes may be available for that time period.
Do you have any properties for lease that are not listed on your website? All available properties are listed on our website. If we do not have a property listed that fits your needs, we suggest you check the website for updates, as it can change quickly.
Are any utilities included in the rent? All utilities are the responsibility of the tenant. We will provide you with contact information for the utility companies.
What is the usual time duration of a lease? Normally, our leases are for one year.
How can I view some of the properties? Prior to viewing a rental property, you must have an approved rental application.
Can I pick up keys to a property, view it, and bring the keys back? We ask that everyone make an appointment to view properties. We can meet you at the property, or at our office and we can drive to the property together.
I can't get to the area before my move. Is there a way we can lease a property by mail? We prefer you visit the property. But if you cannot, we can work by mail or via the Internet. However, please understand when you sign the lease it is a binding contract and you are obligated to the term of the lease.
How do I lease a property? Please fill out the online or paper application and return it to our office with the application fee. You can download the application here.
How much is the application fee? It is $35.00 per applicant.
Are all occupants who will be living at the home required to fill out an application? Yes, any adult who will be residing at the property must complete an application and pay the application fee.
Can I email the application to you? No, but you can complete an online application and submit payment with the application. Paper applications can be submitted to the office with a personal check, money order, certified check, or cash. Make checks payable to Jim Perry and Company. How much is the security deposit? Our standard security deposit is an amount equal to two months rent. The security deposit is NOT rent.
Can I make payments on the security deposit? The security deposit must be paid in full when you sign the lease.
Is there any way I can give you a check or advance to hold a home? The only way to secure a property is to sign a lease and pay the security deposit.
Do you collect last month's rent in advance? No, you will be expected to pay your last month's rent as usual. This is not paid from security deposit and not collected ahead of time.
What does "Pets Negotiable" mean? The property owner must approve your pet. When applying for a property, please include detailed information about your pet, which will be presented to the property owner for his decision.
Is there a Pet Fee? Yes. Normally we charge a $150.00 non-refundable deposit per pet. A higher amount may be requested by the property owner.
Can I make payments on the Pet Fee? The pet fee is due in full when you sign the lease.
How do I pay the rent? Rental payments are made at our office, or you may mail your payment to us. We are open 9:00 am to 4:00 pm Monday through Friday. A drop box is provided next to our door for after hours payments, or you can pay online through the tenant portal at https://jimperryandcompany.managebuilding.com/Resident/portal/login.
When is the rent due? Rent is due the 1st of each month. It is late after the 7th of the month.
If I pay after the 7th of the month, is there a penalty? There is a 5% late fee. Also, all payments received after the 7th of the month must be in guaranteed funds. We cannot accept personal checks after the 7th of the month.
What do I do if I have a maintenance problem at the home? Contact our office and we will send someone to fix the problem. We provide you with company contact information, for your convenience.
Am I responsible for maintaining the lawn? In most cases, yes. In the case of properties in Condo or Townhouse complexes, the grounds are maintained by the HOA.
Any helpful tips I should know? Yes. Changing the heating and cooling air filter once per month helps to reduce your electric costs.
